- Nature of this Exhibit This Exhibit A is the "Plan Description" referred to in Sections 2.2 and 11.1 of Agreement VL-PMSA-2026-01 between Vigo Logistics LLC (the "Company") and the Client, and is an integral part of it. It details what is checked during each Service Visit and what each Plan includes, and is read together with Sections Two (Plans and Fees), Three (Materials and Consumables) and Four (Extraordinary Repairs). In the event of any difference between this Exhibit and any advertising or website material, the Agreement and this Exhibit prevail.

✓ = included | — = not included 3. Materials and labor Materials: air filters, batteries, bulbs and other consumables are the Client's responsibility (Section 3.1). If the Property lacks the necessary supplies, the Company may purchase them, subject to the spending cap and administrative markup set out in Section 3.2. Labor included in all plans: changing A/C filters and replacing batteries in locks and detectors, using materials supplied by the Client. Beyond this, the Essential Plan excludes labor for repairs and for preventive plumbing maintenance. Labor in the Premium Plan: in addition to the above, only the minor repairs listed in Section Two (visible hardware tightening, lubrication, bulbs or batteries, paint touch-up on an area no larger than 1 square foot, drywall patching on an area no larger than 2 inches in diameter), provided they do not require a building permit or a license under Florida or local law. Everything else is an Extraordinary Repair under Section Four (Quote and prior Client approval). 4. Response times The 24-, 12- and 4-hour times in the table are estimated windows within which the Company begins coordinating a response (for example, sending staff or contacting a qualified vendor) from the moment the Client reports the urgent issue through the Client Portal or the emergency channel designated by the Company, during business hours. They are not guarantees of arrival, repair or completion, and are governed by Sectio 2.4 and the Force Majeure clause (Section 7.8) 4.2 Visit hours and non-urgent requests. Service Visits and non-Emergency requests are scheduled and handled Monday through Saturday, 8:00 a.m. to 6:00 p.m. (Eastern Time). On Sundays, Premium Plan Service Visits tied to a guest turnover that appears on the Client's synced calendar are performed from 9:00 a.m. to 5:00 p.m. For all other Plans, service on Sundays or holidays is provided only by prior written agreement 5. Free Initial Diagnostic The Company offers a free on-site technical diagnostic, subject to the following: One (1) per property, with no obligation to purchase a plan. Available in Miami-Dade and Broward counties, subject to scheduling availability. Includes a photo report and a plan recommendation. Does not include repairs, materials or extraordinary work. The Client must ensure access to the property; the Company may reschedule or cancel the diagnostic if access is unavailable or conditions are unsafe. 6. Multi-Property Discount Clients with multiple properties under the same account may receive a discount of up to twenty percent (20%) on the monthly fee, depending on the number of units, confirmed in writing before enrollment. The discount applies only to the plan's monthly fee; it does not apply to materials, extraordinary repairs or the Failed Visit (Trip) Charge. This discount is an exception to the fixed fee in Section 2.1. 7. Scope and limitations Inspections are visual and functional reviews. They are not a licensed inspection, a certification or a verification of code compliance (fire, electrical, gas, municipal, HOA or short-term rental registration). The "Safety Checks" verify the presence and visible condition of safety devices; they do not replace official inspections or tests. Work requiring a professional license is governed by Section 7.4. The services are preventive: they do not guarantee the absence of failures or any particular guest ratings or reviews.
